Summer is here, and if you’re planning to sell your home, preparation is key. Selling in this season requires a slightly different approach, especially with the market shifting. Buyers are more cautious with their money. High interest rates mean limited cash on hand, so your home needs to feel move-in ready. Here are three things you need to keep in mind if you’re selling this season:
1. Get your home ready for showings. The first step is to take care of all the small repairs around the house. Buyers today do not want to walk into a home and see things that still need fixing. If you have a cracked window or a small leak under the sink, fix it now. Those little projects you have been putting off should be completed before the first showing. Even something simple like power washing the exterior can make a big difference in how your home looks and feels.
2. Staging your home for a neutral appeal. You do not need to hire a professional stager if you are still living in the home. What you do need is to create a clean, neutral, and inviting space. Start by decluttering. Since you are moving anyway, take this time to pack up items on your shelves, clear out your drawers and closets, and make your countertops look open and organized. The goal is to help buyers imagine their furniture, style, and life in your home.
3. Plan for showings. With school out and pets at home, you need a plan in place for showing days. If I know I have several showings scheduled on a Saturday, I make sure to take the kids and the dog out of the house well in advance. We leave about 30 to 45 minutes before the first showing and do not return until all of them are done. Sometimes we visit family or spend the day out, so buyers can walk through the home without any distractions. Buyers want to focus on the space itself, not repairs, clutter, or pets.
