Spring marks the start of lacrosse season, and as a coach for first, second, and third graders, I can tell you from my experience the importance of mastering the basics. After our first game ended in a 10 to 1 win, it was clear that one thing set us apart: fundamentals. This same principle applies in real estate. When it comes to selling a home, success starts with the basics. Here are the two fundamentals you should master:

1. Eyes on the property. The more exposure a listing has, the greater the chance of finding the right buyer. In today’s market, that begins online. Most people start their home search on the internet, and while that may not be surprising, what many do not realize is how quickly buyers make decisions. Within just five to seven seconds, they decide whether to continue viewing a listing or move on to the next one.

Pro tip: Professional photography is everything. Every photo my team uses is taken by a skilled real estate photographer who captures each space in seven different exposures. These images are then blended to balance lighting and bring out the best features in each room. We highlight the five to seven most impactful photos first, knowing that these images are often the deciding factor in keeping a buyer engaged. Once we have their attention, they are more likely to view the rest of the photos and begin imagining themselves in the space.

2. Feet in the property. Once a buyer is interested online, the next step is getting them through the door. Great photos are only the beginning. To keep the momentum going, we launch a marketing blitz the moment a home goes live. We schedule open houses right away on Thursday, Friday, and Saturday during the first weekend. This creates urgency and builds early excitement.

In one recent case, this approach resulted in 11 private showings and 51 buyers attending the open house. This brought a total of 62 people through the home in just one weekend. The outcome was over ten offers, giving the seller stronger terms and a better price than expected.
